SCHEDULE OF STANDARD SERVICES
WORK STAGE A - APPRAISAL
- Identification of Client’s requirements and possible constraints on development.
- Preparation of studies to enable the Client to decide whether to proceed and to select the procurement method.
WORK STAGE B – BRIEF DEVELOPMENT
- Preparation of Strategic Brief, by or on behalf of the Client confirming key requirements and constraints.
- Identification of procedures, organisational structure and range of consultants and others to be engaged for the project.
WORK STAGE C - OUTLINE PROPOSALS
- Analyse the Client’s requirements and prepare outline proposals.
- Liaise with the Quantity Surveyor through an independent QS company or construction company (dependant on Client requirement) over the production of initial cost plans setting out elemental estimates of the construction/development costs for the Client’s preliminary approval.
- Revise preliminary proposals as directed by Client.
- Liaise with planning and other external authorities to assess any influence on the proposals.
WORK STAGE D - SCHEME DESIGN
- With other consultants, where appointed,
- Develop a scheme design from the outline proposals taking into account amendments where requested by Client.
- Review initial cost plan and ensure the design proposals remain in line with the initial cost plan. The scheme design illustrates the size and character of the project in sufficient detail to enable the Client to agree the spatial arrangements, materials and appearance.
- Prepare drawings and related information and submit for Planning and Listed Building Consent (if required).
- Prepare drawings for Liquor and Entertainment Licensing applications.
- Prepare drawings for Consent to Advertise applications.
WORK STAGE E - DETAIL DESIGN
- Develop scheme to full presentation and present to Client for approval of all finishing materials, detail design elements and elevations etc.
- Carry out further cost checks with appropriate parties and make amendments as necessary.
- Prepare information and make an application for Building Regulations Approval and other statutory consents.
WORK STAGE F & G - PRODUCTION INFORMATION AND BILLS OF QUANTITIES
- Prepare production information including drawings, schedules and specifications of materials and workmanship.
- Provide information for the production of bills of quantities or other tender enquiry documents. All information is completed in sufficient detail for a contractor to prepare a detailed tender.
- Prepare procurement schedules for the obtaining of quotations for Client direct works. Items include; internal and external signage, loose furniture, carpet/vinyl floor finishes, specialist paint finishes to walls and ceilings, and decorative artefacts etc.
WORK STAGE H - TENDER ACTION
- Arrange, where relevant, for other contract to be let prior to the contractor commencing work.
- Assist with others in the preparation of tender list for main contract and specialist supply items.
- Assist in appraising tenders and negotiations with tendering contractors.
WORK STAGE J - PROJECT PLANNING
- Advise Client on the appointment of contractors and agree with consult with team to confirm programme and additional information requirements.
WORK STAGE K - OPERATIONS ON SITE
- Adopt project co-ordination role.
- Hold chair and minute meetings if required.
- Visit site as appropriate to inspect general progress and quality of the work.
- Assist in administering the terms of the building contract during operations on site.
WORK STAGE L - COMPLETION
- Assist in administering the terms of the building contract relating to the completion of the works.
- Give general guidance on maintenance.
- Provide the Client with as built drawings.
- Carry out snagging report for issue to contractors.
- Ensure all snagging is carried out on site prior to completion.
